Tensions are reaching a breaking point on Albania’s coastline, where anger over a massive luxury development is spilling into the streets.

For a third straight day, thousands of people have taken to the streets of Tirana, voicing fierce opposition to a planned luxury resort linked to Jared Kushner’s investment firm. The project, valued at around 1.6 billion dollars, is set to span some of the country’s most sensitive coastal ecosystems, including protected wetlands and the waters around Sazan Island.

Environmental groups warn that construction activity has already begun in areas home to rare wildlife, including flamingos, sea turtles and endangered Mediterranean monk seals. Protesters say the development threatens not only biodiversity but also public access to land that has long been considered part of Albania’s natural heritage.

The government, led by Prime Minister Edi Rama, has defended the project as a major economic opportunity, arguing it will bring investment, tourism and jobs to one of Europe’s poorest countries. Rama has insisted the development will move forward, even as he offered dialogue with protest leaders in an attempt to ease tensions.

But that offer was quickly rejected by activists, who accuse authorities of approving the project without proper transparency or meaningful public consultation. Some demonstrators have even used symbolic imagery, carrying inflatable flamingos through the streets to highlight what they see as irreversible environmental damage.

At the same time, Albania’s anti-corruption prosecutors have opened an inquiry into legal changes that enabled development in previously protected zones, adding a new layer of political pressure to an already heated situation. Critics argue the case reflects deeper concerns about governance, rule of law and the influence of powerful foreign-backed investments in sensitive regions.

The controversy now extends beyond environmental concerns, becoming a broader debate about Albania’s future, its development path and who gets to decide the fate of its natural coastline.
